For $1, Penn State deeded one tract of land (lot no. 4) on campus to Alpha Chi Association of State College to erect a Sigma Chi fraternity house. The university retained the right to purchase the house if it should cease to be used as a fraternity. Attached is a plat of fraternity lots and proposed avenues, 23 September 1904, showing the auditorium (Schwab), library (Carnegie), armory (later demolished), Beta Theta Pi lot, six vacant lots (including lot 4 marked for Alpha Chi), and two proposed avenues.
